The Davenport Grand
A hotel, a residence, a resort and a landmark. All in one address.
Not simply a hotel. A new horizon for Ibiza.
There are places that people visit and places that people talk about for the rest of their lives. The Davenport Grand has been designed, from its foundations to its helipad, to be the second kind.
The vision began with a single question asked by our founder, Scarlett Davenport, on a walk through the hills of the north of the island in the spring of 2023: why does Ibiza, one of the most celebrated names on earth, not have a single building that matches its reputation? The island has villas, boutique hotels and charming farmhouses in abundance. What it has never had is an icon.
The Davenport Grand is that icon. It occupies 214 hectares of former agricultural land, much of it previously given over to carob, almonds and goats, and transforms it into a fully integrated luxury destination. At its centre rises a 42-storey tower, the tallest building in the Balearic Islands by a considerable margin and, we are proud to say, the tallest in Europe west of Benidorm.
Around the tower, the estate unfolds in a series of extraordinary experiences: The Lagoon, a living marine sanctuary with its own resident dolphins; The Shore, an inland beach club with a professional-grade wave pool; The Links, an 18-hole championship golf course. Crowning the entire composition is The Skydeck, a private helipad and rooftop infinity pool.
Every element has been planned so that a guest need never leave. Seven pools, three restaurants of Michelin ambition, a 4,000 square metre spa, a private cinema, a jewellery and couture arcade and a 2,400-space car park beneath the fairways mean that the very best of Ibiza is finally available in one place, with valet parking. This is the island, perfected.
Forty-two storeys of pure intention
Rising 168 metres from the valley floor, The Tower is the architectural heart of The Davenport Grand. Its tapering silhouette, clad in bronze-tinted glass and ribbed with brushed gold fins, has been designed to catch the Ibizan light at every hour. At dawn it glows rose. At noon it shimmers silver. At dusk it turns to molten gold, visible from Dalt Vila, from Portinatx and on a clear evening from the deck of the Formentera ferry.
Inside, 611 rooms and suites are arranged so that every single one enjoys an uninterrupted view. The lowest guest floor sits higher than any other building on the island. Interiors are finished in Calacatta Oro marble, hand-stitched leather and solid walnut, with bathrooms larger than most Ibizan bedrooms. On floors 38 to 41, the twelve Presidential Suites offer private lifts, butler pantries, panoramic terraces and, in four cases, their own plunge pools suspended above the countryside.
The Tower is served by twenty-four high-speed lifts travelling at up to eight metres per second, meaning a guest can travel from the Grand Lobby to the Skydeck in under thirty seconds. On level 40, Altura, our signature restaurant, offers modern Mediterranean cuisine with the highest view of any dining room in Spain.

Dine beneath the surface. Eight kilometres from the sea.
The Lagoon is the jewel of the estate: nine million litres of crystal-clear seawater held within a sculpted basin of glass and white stone, and home to a family of six bottlenose dolphins who will enjoy one of the most generous marine habitats in the Mediterranean. That the nearest coastline is some eight kilometres away is, we believe, precisely what makes it so special.
At the base of The Lagoon lies Nereida, our underwater restaurant. Sixty guests dine within a curved acrylic chamber, the dolphins gliding overhead, while our executive chef presents a tasting menu inspired by the island's fishing heritage. Nereida is one of three restaurants at The Davenport Grand with clear Michelin ambition, and it is already among the most requested reservations of 2028.
Seawater is carried to The Lagoon through a dedicated pipeline from the coast and refreshed continuously by a filtration plant of our own design. Guests may observe the dolphins from the Lagoon Gallery, swim alongside them in private sessions led by our marine team or simply watch from a cabana with a glass of something cold. Our Head of Marine Life oversees every aspect of their welfare, enrichment and happiness.

Arrive as the island has never seen anyone arrive
At the summit of The Tower, 168 metres above the almond groves, the Skydeck combines a private helipad with a 50-metre rooftop infinity pool and the Skydeck Bar. It is the highest point of arrival anywhere in the Balearic Islands, and it changes everything about how one experiences Ibiza.
Guests and residents may land directly on the roof, just twelve minutes from Ibiza Airport, and be escorted by their butler to their suite before the rotors have stopped turning. Our Director of Aviation manages a dedicated fleet of twin-engine helicopters, a full concierge for private jet arrivals and a schedule of sunset flights over the island for those who would like to see it from the only angle that truly does it justice.
When the helipad is not in use, the Skydeck becomes the most exclusive terrace in Europe. The infinity pool appears to pour straight into the sky, the Skydeck Bar serves champagne from a cellar of over three thousand labels and, on summer evenings, our resident DJ plays to an audience of no more than two hundred invited guests. Access is reserved for Presidential Suite guests, residents and founding members.

Eighteen holes. Not a single compromise.
The Links is an 18-hole, par 72 championship golf course stretching across 7,214 yards of reshaped Ibizan countryside. Where once there were dry-stone terraces and scrub, there are now rolling fairways of imported Kentucky bluegrass, white sand bunkers and a sequence of lakes connected by cascading water features. The result is a landscape of a green so vivid that it simply did not exist on the island before.
The course has been laid out by our course architects to challenge the world's finest players while rewarding the enthusiastic amateur. The signature 17th, a par three played to an island green across the Davenport Water, has already been described by those who have seen the plans as one of the great holes of European golf. The 18th finishes beneath the shadow of The Tower itself, before a clubhouse terrace that seats three hundred.
The Links Clubhouse is home to Brasa Davenport, our open-fire grill and the third of our restaurants with Michelin ambition, as well as a golf academy, a professional shop with private fitting suites and a members' lounge. Founding members of The Links enjoy priority tee times, reciprocal privileges at partner clubs on three continents and, of course, landing rights on the Skydeck.

The beach, brought to you
Ibiza's beaches are famous the world over. They are also, as any regular visitor will tell you, crowded, difficult to park at and entirely at the mercy of the wind. The Shore solves each of these problems with characteristic Davenport elegance. It is an inland beach club of a scale and quality the island has never known, set around a professional-grade wave pool and fringed with 4,000 tonnes of powder-white sand imported specially for its softness.
The wave pool produces a perfectly formed swell of up to two metres every ninety seconds, from gentle rollers for morning swimmers to a fast, clean break for experienced surfers in the afternoon. Around it, ninety double daybeds, twenty private cabanas with butler service and a beach bar with its own resident sommelier create the atmosphere of the finest Mediterranean beach clubs, with none of the inconvenience of the Mediterranean.
As the sun sets behind The Tower, The Shore transforms into an open-air venue for intimate live performances and celebrated guest DJs, with the wave machine slowed to a gentle, hypnotic rhythm. It is, we believe, the most civilised way to enjoy the Ibizan evening ever devised.

Thirty-eight homes for those who need only one more
The Signature Residences of The Davenport Grand are a collection of 38 private homes, each offering the privacy of a villa with every service of a five-star hotel. Twenty-six are set within the upper floors of The Tower itself, while twelve stand as freestanding penthouse villas along the ridge above The Links, each with its own pool, garden terraces, staff quarters and private lift down to a dedicated garage.
Interiors are created in close collaboration with each owner. Our in-house design studio has sourced marble from Carrara, timber from Burma, crystal from Bohemia and gold leaf from a single family workshop in Florence. Standard specifications include a cinema room, a temperature-controlled wine cellar, a dressing suite with integrated safe and a primary bathroom carved from a single block of onyx.
Residents enjoy lifetime founding membership of The Links, unlimited access to The Shore and the Skydeck, a dedicated residence manager and priority reservations at all three of our restaurants. A select number of Signature Residences are being offered ahead of public launch, by invitation only, through the Davenport Corp office. Prices are available on application.

A welcome worthy of the name
The first impression of The Davenport Grand is, by design, overwhelming. Guests pass through bronze doors seven metres tall into the Grand Lobby, a 26-metre-high atrium of book-matched marble, gold leaf and polished brass. Overhead hangs the Davenport Chandelier, a cascade of 44,000 hand-blown Murano crystals which, at 14 metres from crown to tip, is among the largest ever commissioned for a private building.
At the centre of the Lobby, a reflecting pool lined with gold mosaic mirrors the chandelier above, while a double staircase sweeps up to the mezzanine Champagne Lounge. Check-in is conducted seated, with a glass in hand, by a personal host who will remain your point of contact for the length of your stay. There is no queue at The Davenport Grand. There is no desk.
The Lobby also houses the Davenport Arcade, a curated gallery of fine jewellery, watchmaking and couture houses. Alongside it stands the Davenport Collection, a rotating exhibition of contemporary art drawn from our founder's own holdings. It is a space designed not merely to be passed through but to be remembered.

Luxury that gives back to the island
We believe that the most responsible thing a developer can do is build something so magnificent that it inspires everyone around it to do better. We have also gone considerably further than that.
Carbon-neutral dolphins
The Lagoon is the first marine habitat in Europe to be certified carbon neutral at the level of the individual animal. The full lifetime footprint of each of our six dolphins, including their fish, their filtration and their transatlantic arrival, is offset through the planting of Posidonia seagrass meadows off the coast of Formentera. Each dolphin has its own named meadow.
Harvested cloud irrigation
The Links will be irrigated using Cloudwell, a proprietary atmospheric water harvesting system that gathers moisture from passing clouds and the morning air above the estate. We anticipate that harvested cloud will supply a meaningful share of the course's needs in a typical year, with the balance drawn from the island's existing water supply on a strictly responsible basis.
Solar helipad lighting
Every landing light, perimeter beacon and approach marker on the Skydeck will be powered entirely by solar panels mounted on the roof of the car park. This means that each helicopter arrival at The Davenport Grand is illuminated by clean, renewable Ibizan sunshine, a principle we regard as non-negotiable.
One olive tree per suite
For every room and suite in The Tower, an ancient olive tree has been carefully lifted from the estate and replanted along the main approach road, creating a 611-tree avenue that welcomes each guest. Trees that could not be relocated have been honoured in the timber of the Grand Lobby.
Reflective glass facade
The Tower's bronze glazing reflects up to 94 per cent of incoming sunlight back into the sky, keeping the interiors cool and returning the island's light to the island. On summer afternoons the surrounding countryside will enjoy a gentle secondary glow.
Rooted in the community
The Davenport Grand will create over 1,800 permanent jobs, a local supplier programme for island producers and the Davenport Foundation, which will fund scholarships in hospitality, golf course management and marine husbandry for young people from the north of Ibiza.
